History
Henry MacNair, lifelong resident of Raleigh and a 40-year veteran of the custom home building and neighborhood development industry, is a familiar name to many who live in the Triangle.
After graduating from North Carolina State University, Henry got his real estate license in 1979 and began selling real estate. In 1989, Henry established Premiere Homes, Inc. and began building custom homes and developing communities throughout Wake County, focusing on luxury custom cottages, villas and townhomes with maintenance-free and main floor living. Premiere Homes was the recipient of many awards over the years.
In 1995, Henry and his brother-in-law formed a development partnership, Creedmoor Partners. Over the next 16 years, they created some of the most sought-after luxury home communities in the Triangle, winning numerous awards.
In 2013, Henry’s son, Will MacNair, joined him in the luxury home building and development business. Will graduated from UNC-Wilmington in 2012 with a BS Degree in Finance. He obtained his real estate license in 2014.

Henry and Will’s first development project together was The Cove at Falls Lake –a private gated community in Wake Forest with 16 homesites.Their next project was a development and home building project –Phase II of Bamoral at MacGregor. They developed the site and built 16 luxury townhomes.
Since Balmoral, Henry and Will have developed 3 prestigious luxury new home communities –Bella Vista (65 homesites with homes from $1.9 Million-$3 Million+) and Southern Hills Estates (a private gated community with 34 homesites and homes from $2.3 Million to $4 Million+), and their most recent success –Grand Highland Estates (a private gated community with 66 homesites and homes from $1.5 Million to $3 Million+).
Home Building Experience Complements Development
The MacNairs’ experience as a luxury home builder has proven to be very valuable in developing luxury new home communities. They understand first-hand the challenges builders and buyers face. They work to provide homesites for optimum home placement, ease of building, and plenty of maximum impervious surface area to accommodate large homes with outdoor living spaces, pools and circular drives.
The MacNairs have built luxury single family homes, cottages, townhomes and condominiums.
Developing Luxury New Home Communities
Although the MacNairs enjoyed building luxury homes, condos, townhomes and cottages, and working with different types of projects and products, their true passion is developing land – particularly luxury new home communities.
Much of the land the MacNairs have purchased for development over the years consists of small farms, a family’s homeplace, or land that has been in someone’s family for generations.

From Concept to Completion
When the MacNairs initially walk the land that will become their newest community, they get a vision of the finished neighborhood. They begin with the end in mind.
Each property is different and has its own personality and unique features. The location, topography and characteristics of the land help determine the name and direction of the community, as well as the price range of homes.
“We don’t force our vision on the land. We take our responsibility for the land seriously and understand that the decisions we make about the land today will last forever. Each property is unique and has its own character. We allow the land to help define our vision. We work with its unique characteristics to design a community plan that enhances the land’s inherent beauty and natural qualities, to honor its history, and protect the integrity of the land. We follow the lands’ natural contours and ridges. We carefully lay out lots and roads to disturb as little as possible, while providing the best possible homesites for future buyers. Then we add a grand entrance and landscaping that complements the land and sets the tone for the community. Each community is designed to work with the land to create an environment of permanence, quality and luxury.”
The MacNairs’ involvement doesn’t end with developing the land. They select a team of the area’s finest award-winning luxury custom builders to carry out their vision for each community. They hire a sales team to market the homes. They work with the marketing team on advertising. They stay actively involved with each community until the homes are completed and the community is turned over to the homeowners association.
From Dairy Farm to Luxury Gated Community
This dairy farm in Northern Wake County created the perfect backdrop for the MacNairs’ gated community – Grand Highland Estates.
When the MacNairs decided to purchase the old dairy farm in the rolling countryside of Wake Forest, they wanted to create a grand gated luxury home community that preserved the natural beauty of the land while honoring its rich history. The old farm, with its rolling topography, beautiful vistas, and perfect blend of pasture land and mature hardwoods, dictated the land plan. Following the ridge with the entrance road and working with the natural contours of the land, the land was disturbed as little as possible.
Grand Highland Estates gets its name from the land. Located on a ridge – “high land” – the drive into the community offers stunning long-range views of the surrounding land and valleys. The impressive stone entrance with double gates and heavy landscaping complements the land and creates a “grand” sense of arrival and place.
